Rosetta Srl will transform the historic Subasio Hotel in Assisi into a five-star property after acquiring a 70-year surface right on the asset. The Umbrian company won the public auction launched by Casa di Riposo Andrea Rossi. The offer reached slightly more than €4 million. The project includes a major renovation programme. Its goal is to reposition the hotel within the luxury hospitality segment. Moreover, the reopening is planned for spring 2028. The property could also join an international hotel brand in the future.

The Subasio Hotel has been a key name in Assisi hospitality for more than a century. The property overlooks Piazza Inferiore di San Francesco. Before closing, it operated as a four-star hotel with 61 rooms. However, the hotel stopped its activity around ten years ago. Regulatory issues affected the previous management and led to the closure. The new owners aim to restore the asset’s historical role in the local tourism market. Furthermore, the renovation will require an estimated investment of around €6 million.

Rosetta Srl already manages other hotels in Umbria. Its portfolio includes Hotel Cristallo in Assisi and a Tapestry Collection property in Perugia. The latter became the first Hilton Tapestry hotel in the region. Through the Subasio Hotel redevelopment, the company plans to expand its luxury hospitality presence. In addition, the project will increase the supply of high-end accommodation in Assisi. Currently, the town has only one other five-star hotel, the Nun Assisi Relais Spa Museum. Therefore, the relaunch represents an important opportunity for both the operator and the destination.
