Extendam Acquires Hilton Garden Inn Rome Claridge Through French JV

Extendam strengthens its European hospitality strategy through the acquisition of Hilton Garden Inn Rome Claridge with a French joint venture. The transaction involves co-investors Eternam and Sofiparc, together with operating partner Sohoma International. Located in Rome’s Parioli district, the four-star hotel offers 93 rooms, a restaurant, a bar, meeting spaces, a fitness area and private parking. The parties did not disclose the acquisition value. However, the investment follows a value-add approach, with a renovation plan designed to improve the property while maintaining hotel operations. Moreover, the deal marks Sohoma International’s first entry into the Roman market and confirms Italy’s growing importance within European hospitality strategies.

The Hilton Garden Inn Rome Claridge has belonged to the Roscioli family since 1999. During this period, the property did not undergo any major refurbishment programme. Therefore, the new owners identified significant potential for repositioning the asset. Renovation works will begin in 2027 and will focus on guest rooms and common areas. Furthermore, the project aims to enhance the hotel’s competitive position in Rome’s upscale hospitality market. The redevelopment will preserve daily operations and allow guests to continue using the property throughout the works.

The acquisition also expands Extendam’s presence in Italy. The investment platform currently manages more than 400 hotels across Europe, with nearly 32,000 rooms and over €5.1 billion in assets under management. Previously, the company acquired Sofitel Rome Villa Borghese in 2024. Meanwhile, Eternam is entering the Roman hospitality market for the first time. The firm plans further European hotel investments in destinations such as Paris and Athens. Finally, Sohoma International will operate the hotel and support the group’s expansion beyond France. The company already manages hospitality assets in Belgium and continues to develop branded and independent hotels across Europe.
