Four Seasons Rome has taken another major step forward as the Palazzo Marini redevelopment secured a €280 million green loan. The financing supports the transformation of the historic Roman landmark into a luxury hotel under the Four Seasons brand. DeA Capital Real Estate structured the transaction through the Millennium Luxury Fund, with Fort Partners acting as the fund’s main investor. In addition, Crédit Agricole CIB served as sole underwriter and bookrunner for the five-year facility, which includes a two-year extension option.
The redevelopment will convert the seventeenth-century Palazzo Marini, overlooking Piazza San Silvestro, into a 127-room luxury hotel. At the same time, the project aims to preserve the building’s architectural identity. Developers will retain the historic façade designed by architect Busiri Vici while restoring valuable heritage features throughout the property. Furthermore, DeA Capital Real Estate continues to work with the Municipality of Rome on the enhancement of Piazza San Silvestro and the surrounding public spaces, creating additional value for both visitors and residents.
Construction has already entered its second phase. Carron S.p.A. continues to oversee the redevelopment after successfully completing previous hospitality projects across Italy. The contractor has worked on landmark hotels including Hotel Eden and Bulgari Hotel Rome, while also contributing to the DoubleTree by Hilton Trieste, Hotel Cristallo in Cortina d’Ampezzo, and Hotel San Gallo in Florence. Consequently, the Palazzo Marini project further strengthens Carron’s position within the luxury hospitality sector.
Meanwhile, Fort Partners continues to expand its European hospitality portfolio. Led by entrepreneur Nadim Ashi, the privately owned developer currently manages several Four Seasons developments in Italy, Spain, and Greece. Besides Palazzo Marini, the company also leads the conversion of Palazzo della Rovere into another luxury hotel in Rome. Moreover, Ashi co-founded Four Seasons Yachts, whose first vessel entered service in the Mediterranean during 2026.
Looking ahead, Fort Partners also plans to introduce its exclusive The Surf Club concept to Italy. Proposed developments include the historic Cusona estate in Tuscany and the Castello di San Giorgio in Portofino, acquired in 2024. Rather than becoming another Four Seasons hotel, the Ligurian property appears destined for a Surf Club destination. Overall, Four Seasons Rome represents one of the group’s flagship investments in Italy and confirms the company’s long-term commitment to premium hospitality development.
