As part of the progress of the project development of a new 5-star hotel financed by Sixth Street (current owner of the Hotel Le Palme), was recently demolished Bagaglino Theater in Liscia di Vacca (SS) which was the largest theater on Costa Smeralda with 504 places. The hotel, developed in collaboration with the financial consultancy firm Eidos Partners, should arise by 2024 as new volume distribution and relaunch of Le Palme, with 64 large rooms.
The «Giardini di Porto Cervo» complex is formed from a hotel part represented by the Hotel Le Palme (which will have another name) and on one side residential consisting of 200 apartments of luxury, currently in the hands of various managers. In the center of this complex stood the theater, now torn down along with part of the structure receptive. We recall that the former Hotel Le Palme, 4* from 92 keys (8 suites), had joined the portfolio of Baja Hotels in 2004, following the entering into a finance lease agreement with Sardaleasing S.p.A., whose expiry was foreseen for 2027. In January 2022, Hotel Le Palme it was then sold by Sardaleasing S.p.A. to Sixth Street. Le Palme Resort Srl vehicle owner of the Hotel Le Palme was sold in December 2021 by part of the former sole shareholder Baja Hotels S.p.A, in favor of Useldange GP Sarl, company attributable to Sixth Street Partners LLC.
There transferor company Baja Hotels S.p.A. he exercised the option to purchase the real estate in leasing with consequent redemption of the same. Baja Hotels then issued an invoice to u«Le Palme Resort Srl», now owner of the building and related appurtenances. In March 2022, Le Palme Resort Srl has transferred the real estate complex to Fondo Sei Hospitality, mutual fund closed-type real estate alternative reserved for institutional investors managed by Prelios SGR S.p.A., which provided for the issue and subscription of the shares of the fund in favor of Le Palme Resort Srl. Also in March 2022, Le Palme Resort Srl has stipulated a contract with ten-year renewal term for management of the property by Sei Hospitality Sardinia Ltd.
