The Hotel Urbana Tribute Portfolio has officially opened in Rome. The project follows a two-year renovation of the historic Villino Costanzi. The redevelopment transformed the building into a modern four-star hotel. The property sits in the Monti district, near the Basilica of Santa Maria Maggiore. It combines historic architecture with contemporary hospitality. Moreover, the developers invested €15 million in restoration works. The project created a 66-room hotel with a spa, fitness center, restaurant, bar, and a rooftop terrace. The terrace offers panoramic views over one of Rome’s most iconic landmarks.
Palazzo Costanzi Srl acquired the property at the end of 2023. A family office linked to entrepreneur Helena Revoredo Delvecchio controls the company. The deal reportedly reached €13.9 million, including acquisition costs. The land added about €2.8 million to the total investment. Fintecna Immobiliare, part of the Cassa Depositi e Prestiti Group, sold the asset. These investments confirm strong confidence in Rome’s upscale hospitality market. In particular, investors continue to target historic buildings for long-term redevelopment.
Hotel Urbana Srl manages hotel operations. The company links to entrepreneur Ferdinando Masciotta. In addition, the operator signed a long-term lease with the property owner before opening. Neanderthal Srl coordinated construction during the redevelopment. The team worked under a dedicated project management agreement. As a result, the restoration preserved the building’s architectural identity. At the same time, it introduced modern facilities for international travelers. The mix of heritage, wellness services, and premium amenities strengthens the hotel’s position in Rome’s upscale segment.
The Hotel Urbana Tribute Portfolio also expands Marriott International’s presence in Italy. The hotel joins the Tribute Portfolio brand, which focuses on distinctive independent properties. Marriott added the hotel through a franchising agreement after renovation. Therefore, the property now benefits from global distribution and loyalty programs. It also retains its local identity. Its central location, upgraded amenities, and careful restoration make it attractive to both leisure and business travelers. The hotel offers an authentic Roman experience in one of the city’s most historic districts.
