Room00 Group continues its Italian expansion by strengthening its presence in Rome through a new partnership with Kryalos SGR. The investment includes two hospitality assets acquired for the Kryalos Room00 Fund. UniCredit supported the transaction with €27.5 million in financing. One property is the former two-star Hotel Capitol near Roma Termini station. The second is a building close to Piazza di Spagna that will undergo a complete redevelopment. Together, these acquisitions support the Spanish operator’s strategy in one of Europe’s strongest urban hospitality markets. Moreover, the transaction confirms the group’s long-term commitment to Italy.

The former Hotel Capitol covers approximately 2,000 square metres and offers 50 guestrooms. The property dates back to the 1970s and underwent a full refurbishment in 2021. Room00 Group will relaunch it under the Room Urban Hostel brand. Meanwhile, the second property extends across about 2,800 square metres. It includes seven above-ground floors and one basement level. After a complete renovation, it will reopen as a 45-room boutique hotel under the Letoh lifestyle brand. Consequently, the company will increase its Roman portfolio to four operating assets. It will also strengthen its presence across several hospitality segments.

According to CEO Ignacio Requena, Rome remains the centre of Room00 Group’s expansion strategy in Italy. The company aims to manage 12 properties in the capital within the next two years. Furthermore, it currently operates a portfolio of 80 properties. These include operating hotels, developments and pipeline projects across Southern Europe and London. In 2025, King Street Capital invested €400 million to support future growth. As a result, Italy has become one of the group’s priority markets. Room00 plans to invest between €120 million and €140 million in the country during 2026. Meanwhile, Kryalos SGR continues to expand its hospitality portfolio through partnerships with experienced international operators.
