Villa Costanza has opened in Forte dei Marmi following the repositioning of the former Hotel Nautilus. The new four-star property combines contemporary luxury with the relaxed atmosphere of historic Versilia. Moreover, the hotel stands next to the iconic Villa Agnelli, one of the best-known landmarks in the Tuscan seaside destination.
Entrepreneur Gianluca Conti acquired the property in 2023 through his company Forte Real Estate. He later renamed the hotel in honor of his daughter. Subsequently, the owners launched a two-year renovation project led by designer Michele Vitaloni and architect Marco Bernacca. The creative team drew inspiration from the style of Versilia during the 1960s and 1970s. However, they reinterpreted those influences through a modern rationalist approach.
Villa Costanza now features 16 rooms instead of the previous 22. As a result, the hotel offers a more exclusive and intimate guest experience. In addition, the property includes two restaurants and two lounge bars designed for both hotel guests and local visitors.
The project also extends beyond the hotel itself. Conti recently acquired the nearby beach club Bagno Felice 2, which will operate in synergy with Villa Costanza. Therefore, guests can enjoy integrated hospitality services between the beach and the hotel. The property will remain open for eight months each year, targeting seasonal leisure demand in Forte dei Marmi.
Thanks to its strategic repositioning, Villa Costanza strengthens the luxury hospitality offer in one of Italy’s most prestigious coastal destinations. Furthermore, the project highlights the growing interest in boutique hotels with strong design identities and personalized experiences.
