Geminorum Raises €25 Million for Student Housing Development in Lazio

Geminorum has launched a bond on the Vienna Stock Exchange to raise up to €25 million for student housing projects in Lazio. The Luxembourg-based company, founded in June 2026 and controlled by Italian entrepreneur Claudio Latronico, entered the capital markets with a secured bond offering. The notes carry a fixed annual coupon of 9% and will mature on 27 July 2031.

The company will allocate 90% of the proceeds to convert three properties into new-generation student residences. Together, the projects will provide 1,178 beds. Two developments will be located in Rome, on Via Chianesi and Piazzale delle Gardenie, with 520 and 179 beds respectively. A third property in Pomezia, on Via Sassuolo, will add 479 beds.

Geminorum will carry out the investments through Atlas Property S.p.A., its wholly owned vehicle. Meanwhile, Ares Italia S.p.A. will manage the operational side of the residences. The company will oversee technical development, construction activities and property enhancement.

Furthermore, the projects form part of Italy’s broader student housing programme under the National Recovery and Resilience Plan. Cassa Depositi e Prestiti will therefore provide €22.5 million in grants across the three developments. This support corresponds to the national incentive scheme for newly created student beds.

The investment responds to a significant imbalance in Italy’s student housing market. According to Latronico, structured accommodation currently meets only 7.3% of demand from students living away from home. The national supply stands at approximately 85,000 beds. Consequently, the sector offers substantial room for further development.

Overall, Geminorum aims to combine capital-market financing with public support to expand student accommodation in Lazio. The Vienna Stock Exchange listing also provides the company with a platform to finance its real estate strategy. At the same time, Ares Italia will support the execution and management of Geminorum’s investments.
