Alderan Acquires Four Points by Sheraton Venice Mestre

Alderan has acquired the Four Points by Sheraton Venice Mestre through a sale-and-leaseback transaction with Move Hotels, the company controlled by François Droulers. The French real estate investment manager completed the deal through its SCPI Comète. Although the parties have not disclosed the transaction value, estimates from French property database CfNews Immo place it at approximately €25 million. This corresponds to nearly €150,000 per room. Moreover, specialist publication Business Immo reports an acquisition yield of 7.2%, including purchase costs.

The four-star hotel features 168 rooms across eight floors and covers more than 8,600 square metres. Its facilities include a restaurant, meeting rooms, wellness areas, a gym and parking spaces. The property first opened in 2009 under Boscolo Hotels, which operated it as B4. In 2016, D Hotels acquired the asset and subsequently renovated it. The company then affiliated the property with the Four Points by Sheraton brand in 2017.

The transaction follows a sale-and-leaseback structure. Therefore, Move Hotels will continue to operate the hotel while Alderan takes ownership of the real estate. The Mestre property forms part of Move Hotels’ portfolio, which also includes Move Hotels Venezia Nord.

The company’s latest financial results provide further insight into its operating performance. At 31 December 2025, Move Hotels reported €13.6 million in revenue, compared with €13.8 million in 2024. However, EBITDA declined to €1.6 million from €2.4 million. Similarly, operating profit fell to €898,000, against €1.8 million in the previous year. According to the company’s financial statements, higher rental and personnel costs mainly explain this decline.

Despite the lower operating results, Move Hotels closed 2025 with a positive net profit of €603,000. Meanwhile, Alderan adds a 168-room hotel in the Venice Mestre area to its real estate investment portfolio through this acquisition.
