Romeo Group expands in Sorrento Peninsula with a new luxury hotel in Massa Lubrense, scheduled to open in spring 2027. Designed by Kengo Kuma, the property will feature 63 rooms and suites, alongside independent villas, swimming pools, a spa and a beach club. Guests will also have access to a private fjord and pier.
The new development will become the group’s third hotel, following its five-star properties in Naples, opened in 2008, and Rome, which welcomed guests in late 2024. With this project, the group further strengthens its presence in Italy’s luxury hospitality market.
The Massa Lubrense hotel will also host Quattro Passi, the Michelin three-star restaurant owned by the Mellino family. Romeo Group has acquired the restaurant, with plans to relocate it to the new property. Furthermore, the group aims to develop Quattro Passi into a food and beverage brand that it could replicate in other destinations. In Naples and Rome, meanwhile, Alain Ducasse oversees the dining offering.
Despite its expansion, the group’s hotel operations continue to face profitability challenges. According to the financial statements of Romeo Alberghi Srl, the management company controlled by Romeo Partecipazioni SpA, sales revenue rose from €7.6 million in 2022 to €9.5 million in 2025. The Rome hotel’s contribution supported this growth.
However, operating performance weakened over the same period. EBITDA fell from -€1.6 million to -€10.4 million, while net losses increased from €1.7 million to €9.8 million.
The 2025 financial report attributes part of these results to operational circumstances. The Naples hotel underwent major improvement works and remained closed for several months. Meanwhile, the Rome property opened only in December 2024. As a result, the company continued to bear significant start-up costs while developing its newest operation.
Romeo Group expands in Sorrento Peninsula as it prepares to open its third hotel. The new property will broaden its luxury offering, while the group’s financial performance highlights the challenge of translating expansion into stronger operating margins.
