Xenia Hôtellerie Solution continues its expansion strategy through its Phi Hotels brand with the acquisition of the hotel La Ruota di Pianfei, a 4-star property near Prato Nevoso, located in the province of Cuneo. The transaction, valued at €3 million and structured through the purchase of the hotel business alongside a rent-to-buy agreement for the real estate component, involves a 4-star property with 65 rooms, equipped with meeting facilities, restaurant and swimming pool. The deal, financed entirely through internal resources and without additional debt, is expected to be finalised by the end of April, with operations starting in September.

This acquisition brings the Phi Hotels portfolio to 19 properties, moving closer to the group’s target of 25 hotels set out in its 2025-2028 business plan. The strategic location of the property, near the Prato Nevoso ski area and close to the French border, offers access to both domestic and international demand, in a context further supported by significant investment plans aimed at strengthening the destination’s tourism infrastructure.
